If you are looking to build an ADU, then you must be wondering what the minimum size of the property should be. Well, there are no restrictions on the minimum lot size. So, you can build an ADU or JADU on almost any size of the property, provided it meets other requirements.

How Can You Build an ADU or JADU?

If you are building an ADU, then you need to make sure that the unit is either created from new construction or by repurposing/converting existing structures or spaces like a garage, shed, or habitable area. ADUs can be either attached or detached from the main house.

On the other hand, if you are building a JADU, then it must be created from existing space within the main house or an attached garage.

The Number of ADUs You Can Build

According to San Leandro ADU Requirements, you can build only one unit, irrespective of whether you are building an ADU or JADU.

What is the Maximum Space Allowed for the Unit?

If you are building a JADU, then the maximum size of the unit should not be more than 500 square feet in size.

On the other hand, the maximum size of an ADU depends on certain factors like the nature of the unit that you are building, the size of your existing home, etc.

Here are the maximum size limits

  • 150 to 850 square feet for a studio or 1 bedroom
  • 150 to 1,000 square feet for more than 2 bedrooms
  • If you are building an attached ADU, then the maximum size could be 50% of the total floor area of the primary dwelling, without exceeding 1,200 square feet.

Replacement Parking Of A Unit

Should You Arrange Parking?

If you are building a JADU, then you would need to plan for replacement parking for the unit. However, if you are building an ADU, then there are no additional requirements.

Do You Need a Separate Address?

According to San Leandro ADU Requirements, a detached ADU will need a separate address. However, there are no such requirements for JADUs.

What are the Setback Requirements?

Setbacks are the minimum distance the unit needs to maintain from the property lines. JADUs don’t need to follow any additional setback requirements since they are already attached to the main property.

FRONT & CORNER/STREET SIDE SETBACK: Generally ADUs need to maintain a distance of 10 to 20 feet. However, different zoning districts might have different San Leandro ADU requirements.

INTERIOR SIDE & REARSETBACK: Converted ADUs don’t need to follow any setback rule for the interior side and rear.

  • Additions to repurposed ADUs – 4 feet
  • New attached or detached ADUs – 4 feet

  • The maximum height for repurposed/converted ADU: Not Applicable

  • The Maximum Height for the Main Attached ADU: Same as the main dwelling.
